Determining your market value is the most crucial part in getting ready to sell your home. You need a licensed real estate agent to access properties in and around your neighborhood that have recently sold and note the days on market before they closed. Markets changing to more neutral or a buyers market means your agent will look at active listings that compare to your and see how they are performing. Zillow estimate or Zestimates are not accurate 95% of the time. Talk to your agent about what your home is worth today and create a plan to get it ready to list on the market. Your agent will also provide a net sheet of what you will collect in profits after closing. Potential Seller expenses may include:

Getting your home ready to sell is more than just taking photos and throwing it up on the MLS and putting a for sale sign in the yard. It takes work. The home will need to be deep cleaned including flooring, carpets, fixtures, windows, and blinds.
Decluttering is one of the biggest and most important things you can do to help your home sell faster or if at all. Prospective buyers need to feel at home. They need to be able to envision themselves living in the space. Remove bulky furniture, paint the walls a neutral light color, and update fixtures that are out dated.
Also, do not overlook the yard. Great landscaping even simple yet maintained is always a winner! Make sure pets are not in the home during showings if it can be helped. Be sure to make time for showing if you are still going to occupy the property.

The first three weeks that your home is listed is the most critical. Each week that passes the total reach on the MLS "real estate market" diminishes. Your agent will make the most effort in getting buyers through the door right from the beginning of you listing your home.

Your agent's main purpose is to market your home. This means that they cannot guarantee it will sell or sell for the price you want. No one can!
